Conclusion
The effectiveness of the government’s plans to apply the Decent Homes Standard to the private rented sector rests on how effectively local authorities enforce this standard. We are disappointed that the government only plans to place a duty on local authorities to take enforcement action when Criterion A is breached. This fails to provide sufficient additional 80 protection to tenants. A stronger deterrent could act as an incentive for landlords to ensure their properties comply with the new standard.
